@Lamont B. any credible HML should be able to provide you with a loan pre-qualification letter to submit with your offer, which is what any other conventional lender would provide to an owner occupant/retail buyer.

One of the big challenges I had was putting good teams in place - finding the right contractors takes time (and in my case plenty of 'tuition' paid along the way).  

The triplex is not our current residence; we currently reside in a 350k single family house that is no where close to be paid off as we have only stayed here for six years thus far.

How do sites like zillow know what i paid for a downpayment?

If it does cash flow pre-reno, then it could be a good buy! 

Here is what I know for details on his contract:$12,000 option paid 2 years ago.$38,000 balloon payment due very soon.He can't get the financing and is considering walking away.

All my homes are currently paid off and I would like to see if there is a lender out there that can help me refinance the homes in bulk or one at a time and pull the money out and buy more homes. 

Thankfully, patience paid off.
