I was referencing the free version of AirDNA but am not sure if their figures are an accurate reflection of this market.

I would request copies of the previous 2 yrs tax returns and if the tax returns reflect the income amounts they state they're making and the bank statements prove it, then I would find that as an acceptable proof of income.

I believe in every market with proper underwriting purchased at retail (MLS) would not reflect as high as $200 to $400 a month cash flow for the OOS investor   Prior to the rate hike, easy.  

I don't know the answer to balancing a career one is passionate about (something I admire and hope to find multiple times in life) and enjoying life, being present and taking time for oneself to reflect and evaluate life and how its progressing.

3) Remember numbers on paper do not always reflect reality.
