@Alex Howard you can attempt to be more nuanced, but you will find that these rules of thumb help a lot in screening properties.

I have a Cole Realty Resources account the gets my home and cell phone numbers for neighborhoods.

There are some basics, but it's mostly educating yourself about tenant landlord law, tenant screening, and management.

I use Renters Warehouse for tenant screening and placement (I do the management), and use their standard lease. 

On an affordable flip the economics are not there, especially for this market.It would be great to find a local guy, but we are out of state and it's very tough to know the quality of the material from a phone call.

I use to do all the deal hunting, research, swinging the hammer, screening tenants, property management, daily maintenance/inspections ect.

I do not pay bills except my phone and car.

Is it still being done by direct mail, bandit signs, cold calling to get the phone ringing with possible seals?

Bank statements, cell phone bills, proof of income, and etc.
