For me it cut down on the time to build an out of state team and gave me access to people who knew the area.

A lot of people come to this area for the mountains.

I'm thinking of investing and want to hear how it's been going for people.  

I do think people whom have purchased in the last 2 years, refi is a strategy as it will increase cashflow.

Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.
