Assuming you're using a TREC contract form, I would object to the survey issue to ensure you have a way the right to terminate the contract without penalty. 

If there is an excuse for ONE unit not being able to be inspected - DO NOT CLOSE without inspecting.I know you probably didn't ask for the above, but things to consider, as people tend to go for the shiny object and bypass thoroughness. 

What is critical is that you know how to run the numbers so you can decide what YOU can pay to hit your financial objectives.

And it seems in relatively good condition so I totally dropped the ball and had shiny object syndrome.

It is multiple exit strategies, and both cash flow AND equity AND reserves that will save you in a downturn, and in this case quality of cash flow matters more than quantity.

Other objectives are not prioritized yet.

Quality or Quantity? 

No system is perfect, so don't waste your time chasing after the next shiny object.

Cap rate is not an objective measure, even if was purported to be so, would you trust government published inflation numbers?

I write my goals every December for the next year and I break them down into quarterly milestones and monthly objectives.
