So my target for this deal was to be as close to zero down as possible.Deal Info:Property located in SE Atlanta close to Grant park.Purchase Price: $210kRehab Cost: $90kARV: $400kPML LTV Purchase: 90% PML LTV Rehab: 67.7%Total Down Required: $61k (Assumed closing costs).Amount Syndicated so far: $30kOutstanding but close to being achieved: $31k.Well...Can someone please poke holes in this deal so I learn a thing or two?

We ended up having squatters in one unit because a window AC got stolen and they did not close the hole.

You drill holes in it and fill the voids with cement/concrete.

Note: that does not mean up to a modern decorating standard so paneling for walls is ok, orange shag carpet is ok, just not holes in the walls or floors.

We hit our monetary goal, but missed the desired window to put it on the market by a few months...that darn basement took a bit longer than expected to finish!
