I don't know the competition there but its real in many markets.. and tenants at those dollar amounts think of nothing to move they don't have a lot of possessions generally and can move in a matter of hours..  

I don't what the business model looks like that is going to disrupt it, but it's out there for the taking.

If you look at the price points for similar models of home on an ongoing basis, you can see they continue to go up. 

I would do a demo with them and move to a PM model with trust accounting. 

I am currently working on a model for this exact thing and have budgeted 15k per unit (~$21PSF).

My tenant has continued to be a model tenant, and I started using Cozy to set up monthly automatic deposits.

We scaled down the short term rentals simply because while not hard, that model seems to be more of a distraction now.
