Honestly, just making the decision to rent my house, and then following through crossed a huge mental barrier for me.

Are you going to be more of a long term buy and hold type or a quick turn wholesale/rehabber type.It is okay to do multiple things and often good to be versatile enough to be able to have multiple tools to work with different situations.

You have the right mentality and I'm sure you'll achieve the success you are after.

Its the mentality we have: "to make money regardless to what property looks like.." 

I'm not an architect of erecting a building, but mentally; I take an idea and work it to my reality.

But in the meantime, prepare yourself mentally for the fact that you are almost certainly going to have to write the tenant a check.

Another factor is the follow the herd mentality - people just think the RE prices will continue to rise in perpetuity.As we all know, increasing RE prices cannot be sustained and will eventually revert to their mean.  

Give Relevance to posts by people actually doing deals (the whole guru mentality, that anyone can dish out advice, but are they doing it themselves?)

You're better off getting them out, even if it means a month of physical vacancy, for the good of the long-term well-being of the asset, and your mental well-being as an investor.
