I am a new agent in Nevada who just passed the State and National tests and can tell you that there is NOT an emphasis on investors in the information. 

Basic stuff but basic stuff that takes up an agents time to get to you such as current rent, market rent, mechanical ages and things like that.Over the last 10 months gone over about 1,100 properties for investors.

I think many people place emphasis on the kitchen so I would enclose the area above the refrigerator or remove those items when you take pictures. 

Now I'm financially stable enough that I'm looking to invest some of what I have saved into real estate, with an initial emphasis on cash flow.I've been listening to the BP podcast and Real Estate Rookie for over a year now, and I've read a few of the excellent BP books.

I vaulted the ceilings and replaced all the electrical, plumbing, and mechanical elements.

I do mechanical and plumbing design.

Currently reading David Green's book and he also puts the emphasis on the team rather than the location.

I am a 25-year-old mechanical engineer earning an $84,000 salary in the vicinity of Dallas.My primary objective is to enter the commercial real estate sector through any available means, preferably focusing on multi-family properties.About a year and a half ago, I purchased my first house, a 4-bedroom, 3-bathroom property, and I have been renting out the extra bedrooms via Airbnb (house hacking).Now, I am eager to acquire a new property, but securing financing has become a challenge.

As you can imagine, if these items were to go down due to some mechanical malfunction or electrical surge, then the whole business/building is in a mess.   

As a cash buyer, I am skipping title insurance.The title company says I will get a mechanical lien just because I do not want title insurance.
