and you cant split a duplex into two halfplexes... they did this to preserve rental stock... this is a major YMMV situation.  

Even when corn was 8$ bushel people were only getting 300 acre for large fields that were very productive. 

They have a portfolio product, as well as a line of credit.

I'm a licensed life agent myself in CA (OK68442), and have a couple clients that do fund their RE purchases with life insurance loans and its a fantastic product for that. 

Wasps are not something I would normally leave to a tenant if they call but by the same token the vast majority of my tenants are mature enough to simply get rid of wasps the same way I do.

You really need to consider the after repair value and if you are going to be able to pull all of your cash or the majority of it out at the refinance step.

Also, make sure you are asking for the right product at your local bank.

I could of spent that money on a contractor to do a majority of the work and been out of the house much faster.
