I've actually been apart of this community for awhile now but mainly just as a knowledge source for learning more about investing in real estate.

My main problem is I just moved and am beginning to invest in real estate full-time, so I have no income to qualify for a loan. 

That is not to say it is foolproof or that there is any guarantee the bank would not call the loan. agreed it was one of my main methods for buying rentals for about a decade probably did over 100 of them.. but no land trust just took title had 3 called paid them off.. 

@Bruce Weyer You would want to talk to an accountant for the exact items that can be deducted but you have hit on the main ones.

They have one main contractor they use.

The third component that makes a good deal FOR ME is the potential for appreciation, both forced and organic.
