On this deal, I was representing a moderately experienced buyer whom I have worked with twice previously in a purchase of a relatively new small multi-family building.This is my review of a transaction that did not make it to close, which highlights the process of going through an inspection period with an experienced investor-friendly agent and how that process worked correctly for the buyer.

The house is worth 1.2 Million and it cash flows like a beast but at this price range things get pricey at the closing table and for holding costs. 

I'm interested in investing locally, but I'm having trouble seeing any properties that come close to breakeven on cashflow.

For refinances (cash out or rate term), the property would need to be leased out prior to closing, and we would take that into account with the underwriting.

Hi Megan, I have bought a couple properties from turnkeyinvest and I have a close friend that has purchased 10 plus from them as well.

But this gives you breathing space and time to see what area you would like to live in and most importantly find a job therefore how close or far from work do you want to live?

Once you close on the sale of your relinquished property, then the clock to ID a replacement property starts ticking. 45 days is manageable but the time goes quickly and a lot can happen in that time.

FYI: groundwater raises and lowers (it usually raises after periods of rain/snow melt), and if the slab of the house is too close to the water table--that is, if the slab is too low--ground water can rise, and seep up through the slab from underneath the house.

If it's in decent shape, I would do a couple upgrades to appeal to potential homeowners (adding window shutters or bark mulch outside, an accent wall, nicer light fixture in living room, etc. etc.)
