Hi, Does anyone know if we are allowed to charge late rent fees in New Jersey specifically Jersey City? 

As David Krulac pointed out, if the sale of your relinquished property has already closed and you already have your net proceeds from the sale it is too late to structure a 1031 Exchange.

The people have consistently paid late enough to add in a late fee with the payments.

I started this morning also, starting slow as flew back late last night etc.

Prior to the purchase of this house, I owned a home in Truckee, CA that I purchased in 2016 for $385k and sold in late 2020 for $600k.Occupancy: Will be owner-occupied.Value of property at present and/or your offer: Property was purchased for $140k in March.

In late 2020 we bought a small cabin in the next county over by a river and started renting it out on Airbnb and it's doing incredible.

In late 2020, early 2021, I opened a HELOC on my primary residence and purchased 3 more properties for a total of 8 rental units.
