So we decided to to buy a larger home.

It’s a “creatively” put lease option where I control the property and I pay the seller a percentage of the rents I collect untill I’m ready to purchase the property as a down payment torwards the purchase price ( it’s a year long option to buy) currently I’m renovating the property and getting it ready to rent.

Exception, on larger parks/nicer parks, you can afford to maybe higher out the property management services, it is becoming ever more popular, but it is still a long way off from the apartment world.

Hi Leo,Those on your list are all renovation components that are very difficult for non-professional contractors/engineers to inspect and estimate. 

Will $50k be enough to buy and renovate the home in your market? 

I'm looking for larger properties so those are not as likely to respond to direct mail.

The legalese around getting a tenant out for renovations to up the rents are grey area. 

Bonus is if you can move to larger parcels that may have timber value.trying to find lots for builders is pretty much a non starter builders find their own lots.. and are not going to over pay.this is why the guys that do this primariliy are working the deserts of the south west.. high deserts of CA rural Texas NM  AZ  so on and so forth..

Major renovations are planned: new roof, new HVAC, tearing down walls to increase HLA, licensed contractors on the premises, and some earthwork around the house to prevent rainwater drainage going through the house foundation.Thank you in advance!

So I want to look at a property with way more upside and renovation needs then.
