As an investor, your primary goal is probably to buy at the lowest price (you make your money when you buy at below market value), fix it up, and either hold or sell/flip.The seller might realize they "don't know what they don't know"....in general, investors sometimes come across as "transactional" (they ran the numbers, and just want a yes or no from the seller). 

If nobody demands a public auction, the tax sale investor gets the property, free and clear.

I talk with investors everyday that have purchased land and signed with builders just to find that they still have an empty lot, or worse a started building and the builder is non responsive.  

Also, I like the fact that FTF has funded deals from investors here on BiggerPockets. 

The vast majority of investors don't need it or have a use for it, it's better to use an agent when needed.
