Robin, contact the City of Syracuse Codes office and request an inspection for the certificate of occupancy and let the building fail and then request the city place a condemned or similar notice. 

This does not include the inspection cost I did prior to closing.

Find out if home inspections have been done already and if so ask for copy of reports, never know might get them. 

You can get a pretty nice duplex in either one, you just have to be very quick, because you are not the only one who sees the benefits in house hacking lolFHA is not a great loan option at the moment, because we are in such a competitive market and FHA inspections are not popular with sellers.

Obviously section 8 would be awesome in this situation but bringing the properties up to condition to pass the Section 8 inspection may be difficult.

The Agent has a full team in place to handle the inspection, the Contractor for any major repairs, and the Property mgmt. team for small/minor repairs.

We are looking for any companies or other park owners around the area that could give some advice on some DD inspections.

Some are skipping the inspection process and when the appraisal comes in lower, they purchase and find money from somewhere to make up the difference. 

@Bryan Brooks Many investors would welcome a cash flowing rental with tenants.Just be honest with the tenants prequalify prospects ,your tenants should only be bothered once or twice for a visual inspection and possibly a loan appraisal.Plenty if investors are looking for exactly what you have.Best of Luck!
