I work in a very stable industry and my company gives a raise between 4-8% every year so my income stream is a minimal concern.

You do not qualify for the 121 Exclusion on the sale of a primary because you have not lived in the property as your primary residence for 2 years. 

Chris, huge props to you for constantly providing expert point of view on the conventional mortgage industry. 

We have now seen that most politicians think nothing of illegally screwing over the real estate industry, because most of us are small businesses that don't have lobbyists like the oil/gas and grocery store industries do. 

It needs some clean up, maybe a little industry to really change the area. 

My biggest interest is that I'm able to sell after 10 years and take advantage of the appreciate exclusion.

I’m new to the industry and may try my hand at wholesaling properties since it requires little capital.

But just another bunch of crooks looking to steal from those of us in the industry.
