I don't know that there's the same chances of appreciation as in the northern parts of South LA, but it seems like the cap rates in Compton and Lywnood are better than elsewhere, and there are some deals available if you are willing to do some rehab.

You DO NOT want to chance letting a bad tenant in.

Quandra Adams What they paid is irrelevant as it only leads into a discussion of what they have or haven’t done to the property to improve it.

By having to stop and think about not only what I did but how I did it and what could be improved upon improves my business as well.

After you get that commission check what do you spend your money on to improve your real estate business? 

Because of the improvements, i assume no repairs were needed.So here is the kicker.

Eventually some of the therapists moved to a different location and the atmosphere really improved.  

Neither did my couple and they were in their late 20's ( I know you can take a risk on someone with no rental history..i just did it a property I own and it has worked great but I had proof of a good job, character reference and I gave the kid a chance...has turned out great!)
