I don't know that there's the same chances of appreciation as in the northern parts of South LA, but it seems like the cap rates in Compton and Lywnood are better than elsewhere, and there are some deals available if you are willing to do some rehab.

Neither did my couple and they were in their late 20's ( I know you can take a risk on someone with no rental history..i just did it a property I own and it has worked great but I had proof of a good job, character reference and I gave the kid a chance...has turned out great!)
