Or, running the dishwasher supply line over from the hot water connection under the sink, through the back of the cabinets, may be OK.

I got a few service calls before I went on the service contract, and it's no hot water 5 am in the morning, no heat on Xmas eve, Memorial Day etc.

I have sent yellow letters to out of state owner occupants but Austin is an ULTRA HOT market so it is much harder to get properties that way.

Just wanted to post and counter those.We did a lot of insulating, have solar PV panels and hot water panels on our rental.

Since my home is within 2 hours, I usually visit mine every 2 months for a few days just to take care of any maintenance needs and make sure housekeepers, hot tubs cleaners, etc are staying on top of things....but, I'm still at my rental and enjoying the scenery while I'm there

I know NYC law says landlords must supply heat and hot water but this is beyond my control.
