Honestly speaking from lender experience, it doesn't really matter, it's all about the money offer and the investor (FHA, Fannie, Freddie, etc).

Facebook is a great tool to keep tenants honest and verify what they tell you.

Get it sold honestly and for the most they can.In all my time on here I've met like two wholesalers that can see past Friday and their little paycheck.
