I found out on July 15 that my landlord policy in California on my single family rental home is being non-renewed and the last day of coverage is Aug 1.  

Additionally, you have to own your home for a year before you can be put on the waiting list.

I would just know that if you think it takes for example, 20 reach outs a week to wholesalers and door knocking 200 homes, make sure you double it.

thanks James, in analyzing regional data, Louisville continues to show a strong local economy, with a decent trend in the growing rental market, lower median home prices and values, good reasons to make it appealing to us since we are looking to expand our portfolios, providing more affordability to enter into this market ... besides, good friends live in this city ... our visit will make it a business expense :)

But in Florida, we also have the "save our homes" 'grandfathering' where they can only increase the taxes by a certain percentage each year.  

My first suggestion is to only look out of state after you have "cut your teeth" closer to home where you can experience and learn from the process way more quickly. 

Try looking at nearby comps of decent homes not fixer uppers.Rentometer - I never found these to be accurate.

Since you are using the property and renting, you'd want to look into a second home or vacation rental loan programs.
