How does spending $$ on coaching effect your ability to make a down payment?

Here is the backstory: I started buying single-family homes in Milwaukee 15 years ago and pretty soon migrated from C into B neighborhoods ("A" would be 500k plus here) and some of my friends invest in larger MF so I thought that's the next step for me as well and started shopping for a commercial deal maybe about 50 units.The issue is that I did not want to go into the affordable housing space and assets in the quality I liked were so insanely high priced that I would have needed 40% down to meet DSCR guidelines - not to mention rehab cost to bring it up to our standards.

There's a lot of risk and it's highly competitive today.

You'd need to make sure the property is in rentable condition and that the rent will be high enough to debt to cover.

But they just voted in August to adapt the 2021 IBC to go into effect in March; haven't reviewed for differences yet.  

It really comes down to the market, and what the property value is in that area on the low and high end to see if your return will come back. 

Sight unseen and going to BP for GC contacts for a F&F, that's a high level of courage!
