Jacob Henderson your capex/repairs seems high compared to the income you would be getting (even looking at income coming from both sides).

Its almost borderline ridiculous when you compare the availability and quality of homes on the market from 2015-2017 to today, some may even get frustrated.

Compare both options with your lender and see if Home possible  is a good product for you. 

Unless you're buying an absolute net ground lease where Wendy's has 15 years left on their primary period, you're gonna need a lot of cash.

In my area just a ground level entry door for the 2nd floor unit would be acceptable so long as the bedroom windows are minimum egress size (5.7 sq/ft and at least 20" wide) and they are not above a certain height from the ground (I forget the exact distance off hand).Your laws are probably different though. 

However, having it specifically in my lease gives me more grounds to enforce it than if it wasn't.Make sure your lease specifically details the repercussions of these types of occurrences. 

So ask your agent for comparables or "comps". 

Tampa area, where I'm also from originally, is a great value as well as Orlando, compared to S.

If anything I would of started the pay or evict paperwork from the get go, otherwise just stand your ground but be respectful.
