Buy, Renovate....it is a capital intensive strategy, that those with a few hundred grand liquid can implement.

It works in lower income because your not buying them at 100 + grand .

Or tied to squeeze an extra 10 grand out a rehabber.

Regarding Humboldt Park, I recommend staying north of Grand Ave since there's a pretty noticeable difference in the quality of the area (and price) north vs south.

After a years time I will have maybe 5 to 7 more properties collecting a total of 6 to 8 grand month plus I haven't really spent anything because after every sale 2 to 3 months later I recoup my money on every deal.
