I like the bigger 16 or 17 inch tile; I think it looks better than the 12 inch tile by making the room look larger.

You can take the seller provided title that's questionable and save money, or get your own title policy that will cover you but you are going to run up your closing costs a couple grand. 

Adding a walk in closet to to lower bedroom that will most likely be a guest bedroom or a child's room, wont do anything for the salability or marketablity of the property.With a home of this size you want to sell life style and comfort more than anything else.

The amazing thing about Hispanics is that they are multi generational households, many have kids and grand kids and great grand kids in the same house.If the family is cash oriented, HISPANICS FIND A WAY TO PAY THEIR LANDLORD!!!
