What I know from listening to a month of Biggerpockets podcasts: Private money is cash you borrow from a business partner/partners, investors or other private source.

You may want to look at sourcing your own deals.

All items must be kept neat and orderly.All heating vents will be kept clean and free of dust, dirt, and mildew.No noxious, offensive or foul odors are to be permitted to emanate either inside or outside the rental unit from any source, including but not limited to spoiled food, accumulated trash or debris, liquor and beverage containers, dirty laundry, sinks, toilets, bathtubs or showers.

And when you manually sift through the rental data you can screen out the slop which invests time to achieve maximum accuracy.To evaluate for a single property address what I would do is go to realtor.com (which directly sources from the MLS), hit the rent tab, put the county of the property you're evaluating, and go to map view for a zillow-like view of what rentals are actually listed at what rent price. 

The cost for signing up for classes is about $300.00, and I've heard from other sources that the exam itself costs around $125, with a few administrative fees once you pass.
