I'm looking for a Real Estate professional that has 2-10 years experience and focuses on Investment properties.

Are there any Utah (Salt Lake City/Provo) focused multi-family investors available and willing to talk cap rates, yields and debt for B/C class properties in the mentioned areas between 15 and 100 units?

Mackaylee has been good at responding to emails and Kenna from property management was helpful when lockbox code did not work.USREEB have more options in 'A' class neighborhoods (Lees Summit, Praire Village, Blue Springs etc) compared to other providers focused on B and C neighborhoods.  

@Sergey Pshenichkin It does not sound like she has an ideal situation to be purchasing a rental property...maybe focus on personal debt pay down for a while and continue to work her W2 job until she reaches a higher income.Increase income --> Decrease expenses --> Build credit --> Build savingsThen revisit this possibility.

Focus on paying off the CC and car loan (both sources of bad debt), and eliminating bad money habits - this is absolutely fundamental to long term financial success.

@Odie Ayaga Thank you for being the one and only reply haha. 1) I am open to any markets where there seems like there is good yield (which I think is called rent/purchase ratio), but I've mostly been focusing on the area near me (Mercer County and Burlington County, New Jersey).

Regardless, all of this aids in your growth as a professional.

Until you are making a million dollars per year, then focus on preserving your capitol.
