My only suggestion would be chatting with an experienced local property manager or another investor to find out how they select their renters, and the features in the home that renters will most value.

I think that if a second "bed" was going to allow more people, the unit is too small to accommodate that comfortably. central HVAC would be a nice feature though.

I’m happy to facilitate whatever updates the owner wants to do while I’m renting; I benefit from upgraded features and the owner benefits from having somebody coordinate the work and keep eyes on the project.
