I'm a newbie and looking for insights on how to find contractors for my flip and/or rental property rehab work.How do I find people who are good, reliable and affordable - when I don't have an existing network to draw upon? 

@Chris Baber Thank you for your insight, on a good note my girlfriend is all for the idea (even excited to get her hands dirty) we have discussed the issues we may face and as of right now it seems like something we may very possibly do.

The first is understanding the different context between an investor and average home owner.I'm happy to sit down with you to answer any questions you have since it would take way to long to try to do this in a forum.Also my business partner is still licensed and works with investors and he can give more insight from an agency prospective.

I am interested in his mentor program but would like some insight on those that might be familiar .

A portion of each payment is allocated to return of principle, gain and interest.Most importantly you will recapture all depreciation in the year of your installment sale.Didja know know that in the event that you found yourself needing to do a 1031 there is a way to combine a 1031 exchange with an owner carry note?
