I talked with one recently who was very straightforward and said he’d be willing to lend half of the property’s current value at 12% paid at the end of the project (assuming it’s a flip).

It's one of the easiest ways to get started and you'll be able to take advantage of low down payment, lower cost of living/cash flow, and, in a year, rent out your unit and do it all again!

Would it also be a good idea if the property would be sold for the 200k use half to pay down the property of primary residency and then use the other half to of course obtain some rental properties for passive income.
