Unfortunately, Its unlicensed "bird dogs" who have to be wary- the state of Florida will go after them.

I have a pretty good background with buying SFH but want to get involved involved with flipping or bird dogging. 

He had a bevy of these bird dogs... so I happened to be in their office on a Tuesday at 2pm when all the leasing bird dogs showed up.. there were about 8 of them...

Becoming a "Bird Dog" was always something of interest to me, especially in starting up with investing.

Gurus are spinning letting your wife do 3, have your dog do 3, you do 3, your trust and so on, they are failing to 1. understand who the beneficiary of those transactions really are and 2. such ploys being an obvious attempt to circumvent the Act which is also stated in the Act, that any method employed to circumvent the Act will be a covered issue, in other words, the ploy will be disregarded and the Act will apply to what ever was done.

If appreciation was at 8% the answer would be maybe, but at 1 it's a dog.

Another thought I had; I think it is Brie Schmidt (her second podcast if I remember right) that is specializing in renting to owners of large dogs.  

Bamboo is a great idea, boa constrictors love it, you wouldn't need a watch dog!

I'm reading through old threads, which made me wonder if seasoned landlords are able to sniff out tenants that will be too needy, complaining about every little thing, or asking for extras after signing lease.I have been breeding dogs for about 10 years.
