It's not for no reason - acquisition fees alone on a $10 million dollar fund can make the general partner $200,000 without having to put money into the deal (to be fair, they may have to guarantee the loan and pay for due diligence and soft costs).Real estate celebrities have the audience, brand recognition, and trust of real estate investors.

I would generally advise buyers that unless they want to take on title due diligence and more risk on condition when bidding against the bank at a foreclosure auction/sale, to just wait and Offer on homes that the bank has already foreclosed on and you can negotiate inspections/tour the home, get clear title, etc.

While doing my due diligence I checked the county auditor site to cross reference the property information.

My diligence period ends this Saturday, though Seller has already agreed to extend the diligence period to allow us all to react to this new development.There are substantial tax considerations to close on this property by year end from both the seller’s and my perspective.
