I just recently found one and am currently under contract on a 3bd/2bth w/ an ADU....been looking and watching the market weekly, if not daily for 8 months.

So the plan is keep and/or 1031 until I die, then have all gains and depreciation magically ripped away via the current tax laws.  

Prices are keep going down and rentals up.My portfolio currently is in Lewisville and it is giving good performance.Denton has Xplex and other MF but they don't have a good return.

Current loan is 420k and value at 545k, credit score 740+.

Out of 157 units, they currently have almost 70 vacant despite high demand.

If the property is rented, examine the current lease documents, rent roll and rental payment history over the last 12 months.

Currently seeing what has sold in my market, checking rent comps then working the number backwards.Professional input would be appreciated.

That will accomplish two things: first, you'll know the tenant is gone because they took the electric out of their name, and second you won't have a turned-off refrigerator growing smelly bacteria experiments.As for the current problem, assuming your area picks up trash weekly, do just like @Theresa Harris said - wait until the day before trash pick up day, double bag everything, then clean the fridge.
