That said, as a landlord, there have been a number of times when I wish I held a security deposit because my tenants moved out and left a mess in the apartment and I had no way easy way to go after them (ex. dirty fridge full of expired food = 2 unplanned hours of my own time to clean out).

@Moun Seo  1% rule is good, but probably dead in any price range in DFW now unless you are in the very worst areas, which may cost you more in the long run...with more issues of non-payment, theft, repairs, etc.I just say $250,000 as I look every single day for properties in six DFW area counties...so that is Dallas, Tarrant, Denton, Collin, Cooke, and Grayson.

She can get free food through local food banks which frees up money for at least partial rent payments of $100 a week or something to show good faith.I understand life happens and people fall on hard times through no fault of their own, but I don't have much tolerance for people that refuse to take concrete steps to help improve their situation or keep me updated.

Especially while getting started I recommend having some sort of income to pay the bills and put food on the table until you have built your business up into something that is making money.Also don't forget that being an agent comes with a lot of fees.
