You need to put in the time, use the tools & power team that will determine the most accurate & proven numbers.This way you can confidently submit your highest & best offer without a doubt.I spent a good portion of yesterday really dialing in on the CapEx needed on a deal that we are submitting highest & best on.👇 Do you take the time to really dig in on the numbers when submitting offers or do you use rule of thumb numbers?

I ve bought only one property, and failed on buying the 2nd one, most important rule ( for me, not an expert) 99 % of people involved in the deal o transaction , is looking for their own interests, so have and eagle eye, and double check everything as many times as you feel confident on such deal.

If you're confident you can sell the property for good money I would sell it and use the money to buy several investment properties or one larger multi-family.
