These animals are not considered pets and this is a protected status.

You're looking at a bear and a dog and saying it's the same animal because they both have four legs and fur.

Specifically the unsanitary smell and amount of animal waste improperly disposed of and on the floors.Please be aware that the condition of your apartment is unacceptable and unsanitary for not only you but your animals as well.

so most of us here, already privvy to the many pet vs service/support animal posts, know by now that true service/support animals are not just pets.  

I name the pets allowed in the lease.You cannot restrict service animals and this gets sticky in the case of "companion" animals for those with a disability.

Do you have any friends or family, that given a choice, wouldn't rent to a gay or transgender person, an unmarried couple, a single mother, a Muslim, a person with disability requiring a service animal, a person with only SSDI income?  

Other reasonable accommodations to consider would be visual doorbells, visual smoke/CO detectors, and allowing hearing assistance animals.

Tenant agrees to refrainfrom feeding stray animals and from leaving food outside for animals, as thiscan attract stray pets, wild animals, and insects to the property. 

@Xin Z.It also depends on your type of property and the characteristics of your market. $25 under market is not a bad place to be to keep a good tenant.There is a housing crisis in Vancouver right now as there is not enough affordable housing. 

If you know what you are doing, go build, if not, maybe try to build a single family first before you tackle that animal.
