I understand that I can buy and move into the next property after a year... but that is only one house a year.I have heard that scaling through partnerships and DSCR loans is an avenue, but are there other ways to scale quickly with little cash on hand?

I have given some very strong consideration to buying in Detroit.

They listing had a failed pending sale and eventually my brother talked them down to $400k sales price planning to buy it on his own.

Hey all - i live in Nashville, TN and am ready to buy my first rental property. 

He did recoupe what he invested luckily but I suddenly realized their system relies on the buy ins of both parties which means if you have to deal with shady contractors, thats just how its going to be.

We started buying single and multi-family properties for the cash flow.  

Also thinking of buying a single family and then flipping it to a developer to tear down and build new multi-family that seems to be going up everywhere.Any advice is appreciated!
