Sure, we might see a correction within the next 5 years, but over the long-term, I'm hoping these properties will continue doing for me what they've done for the past several years. or all the land deals I did in CA  none of those cash flowed... my favorite is the 4 acres I bought in 95 in Rohnert Park for 27k cash.. its one the market as mixed use resi right now for 2.7 million  we had one offer at 2.4.. did not close.. but they just built the Graton Casino across the street.. so it will happen..

I've run into a fair share of inspectors who, while well-intentioned, don't understand the issues with older houses.I'd also suggest building in a higher slop amount, as there's frequently hidden damage or other lurking problems.Good luck!

@Joshua Berube I know you are out on the left coast where it's near tropical compared to the rest of the country, but around here flat roofs on small buildings are a deterrent as the roofs are more expensive to operate (you need to shovel snow off them more frequently) and to replace.
