Spend $6k and get a whole new level of prospective tenants?

This is something that could easily cause bad blood in the relationship and for me, that is just not worth it. 

The deal flow, creativity, brainstorming and ideas for the future were at such a high level that we had a tough time calling it a day before midnight every night.

I've been wholesaling for about a year, and have done a handful of deals.I've learned a lot, but I'm ready to take my business to the next level, and make a true business.I getting pretty tempted to sign up with a mentor/guru.  

I have seen how well they have helped him in life and want to take my own investing to the next level by buying larger multifamily projects.  

On the bright side, they still get the job done at an acceptable level (for me at least). 

We will screen those tenants with the same level of due diligence we screen any other tenant.  

The only similar experience I have is running a transit level and grade stick on building foundations and sidewalks. 

We operate at a much much smaller level.
