I imagine that hanging out on a beach would get old after awhile.

Seeing as how I also live a military town with high tourist traffic near many beaches and events this gives me leverage as both a traditional rental and a vacation rental or air bnb.

I’m thinking about that too, we buying in Orange Beach and live 4 hrs away but I really feel I can do it as long as I get a team local for cleaning and repairs.

I have a contractor friend in Palm Beach FL who could manage project and invest some capital as well.When I do a search on Propstream I get the following:  598 Preforeclosures - 47 Auctions - 215 Bank Owned - 5057 VacantsWhich lead source would be most productive to focus on? 

At our new beach sleep two condo, we successfully "transferred" 95% of the great rate paying guests, taking them off-platform.

Yeah, in my state, I noticed Chesapeake was down a lot (-29%) for 1 and 2 bdms, but Va Beach, immediately adjacent was up (+15%).

I'll note some of the reasons I moved (family friendly culture, less traffic, lots of outdoor activities) are bringing people to the area in droves.As far as STR, I have one STR in Myrtle Beach that's done very well in the past year, and as you note, no "landlord" drama there. 

Some markets are obvious -- like ski towns and beach towns.

Some are in programs that provide employment and pay the deposit so it takes about 5-30 days to process I would say 14 days until payment of deposit and first months rent on average—as utilities must be placed in tenants name and maintain on during the entire lease with a 12 month, currently only one of our properties includes utilities and that one has highs and lows in a vacation area yet tight, think Paris apartment in front of the beach and that will describe it…My real estate business has afforded me the opportunity to do many great things.
