When you speak with an attorney, I would focus on possession as this helps you get the unit back faster.

I believe there are many different paths you can go down to achieve your goals faster. 

But even then, the more you can use other people's money, the better your returns will be, and hypothetically, the more you can grow faster.

Loans help you invest with less money down and an opportunity to potentially scale faster.

There's always someone out there getting rich faster... sometimes that doesn't work out for them.
