The last 10 or so SFHs I've bought have been foreclosures and auctions with no need for an agent.  2008-2013 I did use an agent  several times to make offers and grease the negotiation and closing process.

If I were to see a property going on a Sheriff Sale in two months with an upset price of $7,000, could I call the owner (which is the city in this case) before the auction to pay the upset price and get the house.
