The types of areas those houses are in are also sometimes not the best for attracting quality tenants. 

The numbers might not be attractive in the first couple of years but if your goal is long term wealth accumulation, it is far better to invest than to do nothing with that money. 

The house is in a great location near the swankiest beach and shopping area in town, so I believe it would attract high quality applicants. 

Narrow it down to areas that attract people like schools, hospitals, universities, business centers, etc. and try to purchase around those.

I have them initial a clause that says:Tenant acknowledges the rental was represented through marketing materials designed to attract applicants for in-person inspections.

Fort Worth was attractive but I chose to stick around Uptown.

I have seen this where rural communities had use less restrictive zoning in order to attract developers.

The area is very decent and the school distric is what I am attracted to, as my kids go to this school, and there are not to many houses for sale in this area.
