Sometimes discusions may arrive when there a confllicts on intersts (selling, not selling, changing administration companies or not, removing or not lenders, etc I assume) What are your thoughts and how have you handled it? 

My tenants have always been military members that are trying to secure housing before they arrive and they usually have their military friends come look at the house.

I don't know if there is any difference in changing which one month to cover by security deposit, last month or the month before.I arrived with a decision of giving them their one month security deposit to cover their rent also because I had a discussion with a friend of mine who's also an investor and told me he only keeps 1 month deposit, never 2 months deposit.So after thinking it through, since they have been good tenants for 4 years, it's probably not a bad idea if I negotiated with them that I would allow them to use their one month security deposit to pay for their last month's rent (not for March's rent).Yes, I am really thinking how this cost the least to me.

I see so many investors or first time investor that go to all the time effort and expense of locating these great deals.. then start asking for money.. by the time the money may arrive deal is gone.seems to me to backwards.. but I know others will say if you have a great deal the money will find you..

Even then it could go wrong, on the day of my eviction the Sherrif arrived then  refused to carry it out because we didn't present the right form of proof of postage.
