Assuming the minor is your child, which, I don't know that you'll be able to legally hire them if they're not, they'll most likely be categorized as an employee for federal tax purposes.You should discuss with your tax advisor regarding running payroll and issuing a W-2, as well as opportunities such as a Roth IRA for the child.Some people might just write a check and issue a 1099, but that's not proper if the child would be appropriately classified as an employee under law.Usually this strategy does not make sense unless you plan on paying the child at least a few thousand during the year.

A friend had mentioned installing a thermostat by Honeywell that has 4 - 6 sensors that report back to the thermostat to then try and average the units and come up with the appropriate thermostat setting to keep all units where they should be.

@Justin Koopmans To help clarify on a point that seems to be moving in a misunderstood direction, speculation IS a major segment of Real Estate Investing, AND some speculative investing can be structured for low risk exposure (ie wholesaling) and other forms are extensive risk exposure (ie long term holding for speculative market value increase's) and should be left to just those of appropriate mastery level and with ability to absorb losses if when losses occur.
