Month to month leases are not short term leases, usually they are 1 year leases that are transitioned into moth to month when the lease term expires thus making this completely different from Air BnB style rentals

@Steven Hou Investors think in terms of numbers...while you don't want to look like a complete rookie by capitalizing the property, you want to at least capture basic ROI...cash-on-cashYou would also want to include data on rental income and expenses.If it's occupied, you'll need to abide by your states landlord-tenant laws.

I have my eye on a couple 4-5 plexs though there is a couple 10+ out there but I'm thinking they wont be worth it atm though i still haven't run real complete numbers on it yet.
