Is this house a complete tear down to the studs or more cosmetic?

I am getting a second opinion this Friday, but I don't think it'll be that far off.The problem here is, Foundation work of this magnitude cannot be completed while the tenant is in place.

We were unsuccessful in contacting the company by telephone, resulting in the BBB not having complete and current information. 

They just recently completely renovated one side of their A House Duplex and added another bathroom.

My plan is to occupy the home as I complete repairs.

Month to month leases are not short term leases, usually they are 1 year leases that are transitioned into moth to month when the lease term expires thus making this completely different from Air BnB style rentals

@Steven Hou Investors think in terms of numbers...while you don't want to look like a complete rookie by capitalizing the property, you want to at least capture basic ROI...cash-on-cashYou would also want to include data on rental income and expenses.If it's occupied, you'll need to abide by your states landlord-tenant laws.

I have my eye on a couple 4-5 plexs though there is a couple 10+ out there but I'm thinking they wont be worth it atm though i still haven't run real complete numbers on it yet.

Will she be able to return to NYC to complete the search?
