I think the best way to save yourself losses and get the place done is going to come from creative agreement stance which inspires them to place you at the front of their priorities.

Usually, a lawyer can help you with that when drafting your Operating Agreement.

They might have a special agreement for the tenant to sign and/or have you added onto the tenant's insurance policy.
