Aren't there liability issues when you have your tenant getting up on a ladder to perform tasks like this?

It turned out that the seller was unsuccessful in the task and I was in a position where I could tie up the property at no expense to me.

You need a system for every single task from valuing the loan all the way through the hundreds of steps that you may need to take before you sell it, foreclose on it, or write it off.
