Hey everyone,So I sent out e-mails on Craigslist ads to possibly do a rent-to-own/lease purchase or buy their property with all cash.

That had been a "female preferred" ad since it was sharing a bath with a girl.

Simply, how do development costs get added to land values so a bank honors that cost my down payment amount of 20% loan to value?

The calculation itself doesn't include these fees, however some of the maintenance factored into the 50% will be covered by the Hoa, so your 50% expenses may be more 40-45% but you will have your added cost of Hoa fees.

So we found a guy who really wants the place and we added him to the HUD contract (which was easy).
