If there are different options where I could do a 10 or 20 year loan or a 7/20 year balloon or who knows what else is out there than that seems like a better option if my fears in concern #1 are accurate.

If I could accurately estimate how much it would cost and it made sense, I would probably move a few walls to make the living room smaller and put a master bed bath where the kitchen and part of the living room were, but I think that would be crazy expensive, but maybe not.

I'm thinking of asking 3 - 4 contractors to give me an estimate based inspection report and then pay 2 of them to come onsite and have the specialists loook at it and get a more accurate estimate I can use to negotiate with seller.

@Nicholas Arthur Hogan You could do rough estimates on the utilities, however, ideally you would want to call the gas/electric/water company and get historical costs for that specific property so you can be as accurate as possible.
